Information for Home Sellers in Atlanta

To ensure your closing stays on schedule, we may need the following:

 

Social Security or Tax ID - Georgia and federal law require us to collect this information to obtain loan payoffs and complete tax reporting. Your information is kept confidential and only shared with taxing authorities when legally required.

 

HOA Information (if applicable) - If your property is in a homeowners association, we will need confirmation of dues, fees, and any outstanding balances or special assessments. Please provide HOA contact details as soon as possible. Many associations charge a fee to provide this information, which will appear on your closing statement.

 

Mortgage and Equity Line Payoffs - We will need lender names, phone numbers, and account numbers for all mortgages and equity lines, even if the balance is zero. Some lenders take several days to provide official payoff figures, so early notice helps prevent delays.

 

Home Warranty (if included in contract) - If you agreed to provide a home warranty, please have it ordered before closing and send us the confirmation, including the company name and cost.

 

Title Issues - Let us know immediately if there has been a divorce, death, bankruptcy, or any other legal matter connected to the property. Additional documents may be needed to ensure clear title.

 

Power of Attorney - If you cannot attend closing, tell us as soon as possible. Any Power of Attorney must be approved by the lender and title insurer, and the original must be provided before or at closing.

 

Corporations or LLCs - If the property is owned by a business, we will need documents showing who has authority to sign on behalf of the company.

 

Out-of-State Sellers - If you live outside Georgia and the home was not your primary residence, Georgia withholding tax may apply. Let us know early so we can review your situation and provide the proper forms.

 

All sellers must bring a valid photo ID to closing and provide keys, garage remotes, and any manuals or warranties for the buyer.

Information for Home Buyers in Atlanta

Most lenders require all borrowers and anyone taking title to attend closing in person.

 

Photo Identification - All buyers must bring a valid government-issued photo ID. Some lenders may require a second form of ID.

 

Homeowners Insurance - Your lender must receive your insurance declaration page before closing. Please make sure your policy is active and paid.

 

Final Loan Conditions - Check with your loan officer before closing to confirm whether any original documents are needed. It is helpful to bring copies of documents you previously submitted.

 

Closing Funds - Under Georgia law, buyer funds over $5,000 must be sent by wire transfer. Seller proceeds are also paid by wire. Our office will provide secure wire instructions prior to closing. Never rely on emailed wire instructions without confirming directly with our office.
